      AMERICAN COMMUNITY PROPERTIES TRUST ANNOUNCES SALE OF
                COMMERCIAL PARCELS IN ST. CHARLES
                                
     ST. CHARLES, Md.- American Community Properties Trust (ACPT)
(AMEX, PE: APO) a diversified real estate organization, has
completed the sale of two prime commercial parcels totaling 4.42
acres in its master planned community of St. Charles to Unicorp
National Developments, Inc. of Orlando, Florida.  The sites on
U.S. Route 301 will be used for the development of a free
standing retail store and restaurant.  The sale was recorded in
the quarter ended June 30, 1999.
     ACPT President and Chief Operating Officer, Edwin L. Kelly,
said, "This sale highlights the value national retailers have
placed on the Charles County regional retail center we have
created in St. Charles.  The continued success of businesses here
have created increased demand for our commercial land and we have
more property available for further expansion of the market".
     ACPT has available for sale over 200 acres designated for
commercial, office and industrial use in St. Charles.  Located 20
miles from Washington, D.C., the 9,100 acre master planned
community has a population of approximately 35,000 residents and
in excess of 4 million square feet of commercial centers and
business parks.
     ACPT, with operations in Maryland and Puerto Rico,
specializes in community development, investment apartment
properties, and asset management services.  It is currently
listed on the American and Pacific stock exchanges under the
